We’ll then coordinate with the solicitor and arrange for a survey to be conducted. If the solicitor is satisfied with the documents, they will set exchange and completion dates.
2. How long does the entire process typically take?
Once you sign the agreement, we will begin searching for a suitable property for you immediately. In the past, we have secured a deal for a client within 24 hours. As for the conveyancing process, it typically takes 4–8 weeks for cash buyers and 8–12 weeks for buyers applying for a mortgage.
3. If the home survey reveals significant issues, can I choose not to proceed with the purchase?
Yes, you can choose to withdraw from the purchase if the home survey reveals significant issues.
4. Will you coordinate with the solicitor and mortgage broker on my behalf?

The refund amount depends on how much work has already been completed. We only charge a percentage based on the work carried out.

3. Do I need to provide identification?
Yes, as part of the referencing process, letting agent need to verify your identity. You will need to provide proof of residency (e.g., a utility bill or council tax bill from the last three months) and proof of ID (e.g., a passport or driving license).
4. Why do I need to go through referencing?
Landlords need assurance that tenants can reliably pay their rent each month and will take good care of the property.
5. What does referencing involve?
Referencing is a straightforward process. Tenants need to provide details about their employer and income, previous address, and bank account information. These details are checked to confirm that you can meet the monthly rental payments.
6. What happens if there are issues with my reference?
If your reference is not immediately approved, don’t worry. This can happen for reasons such as being a student without regular income or having no prior rental history. In such cases, you may still have options, such as paying rent for the full term upfront or providing a guarantor.
7. Why do I need to pay a deposit?
A deposit serves as security for the landlord. It ensures that any damages beyond normal wear and tear can be repaired at the end of the tenancy.
8. What is a tenancy agreement?

10. Can I withdraw my rental application if I find another property I like?
If you’ve already paid the holding deposit and decide to withdraw your rental application, the holding deposit will not be refunded.

2. How will I receive rental income from Idy Property?
If you choose our Rent Collect or Fully Managed service, tenants will pay their rent via standing order or direct debit. We’ll transfer the rent to your account after deducting our commission and any agreed fees, such as maintenance costs. You’ll also receive a detailed monthly statement.
3. Is my money safe?
Your funds are protected under the Protection Bonding Scheme. Unlike many unregulated agents, Idy Property is a member of UKALA (UK Association of Letting Agents), ensuring your money is handled securely.
4. How do I determine the Right Rent to charge?

5. How much does letting my property cost?
The cost depends on the level of service you need. At Idy Property, we offer three main service tiers: Tenant Find, Rent Collect, and Fully Managed. Each tier comes with different levels of support, and our fees reflect the service you choose.
6. Who is responsible for Council Tax?
Tenants are typically responsible for council tax unless you decide to include it in the rent. This must be clearly stated in the tenancy agreement. However, if the property is vacant, the landlord is responsible for the council tax.
7. Why do I need an inventory?
An inventory is a detailed record of your property’s contents and condition before a tenant moves in. It provides critical evidence in case of disputes over damages at the end of the tenancy, ensuring a smoother resolution process.
8. Why is an EPC necessary?
An Energy Performance Certificate (EPC) rates your property’s energy efficiency from A (most efficient) to G (least efficient) and remains valid for 10 years. Since April 1, 2018, all rental properties must have a minimum rating of E. Renting a property below this standard can result in fines of up to £4,000.
9. What are my gas safety obligations?
As a landlord, you are required to obtain a Gas Safety Record (GSR) annually. This ensures all gas appliances, pipes, and flues are safe and in proper working order. The inspection must be conducted by a qualified Gas Safe Register engineer.
10. Do I need an Electrical Installation Condition Report (EICR)?
Yes. Legislation requires an EICR to be conducted before you can rent out your property. This ensures electrical installations are safe and compliant.
11. How do I ensure my furniture is compliant?
All furnishings in the property must meet furniture and furnishing regulations, which aim to reduce fire risks. Compliant furniture should display standard safety labels in a visible position.
12. Do I need smoke alarms?
Yes, current legislation requires a working smoke alarm to be installed on each floor of your rental property.
13. What is Right to Rent?
The Right to Rent scheme, implemented across England in February 2016, requires landlords to verify that prospective tenants have a legal right to reside in the UK.
14. What is Client Money Protection?
