Thinking about moving? Exciting times! But when you start viewing properties, it’s easy to get swept up imagining your future life there — picturing lazy Sunday mornings with a coffee or deciding which color to paint the kitchen. Still, there are important things to check so you don’t miss anything crucial. Here’s a simple checklist to take with you!

 

🔍 While You’re Viewing the Property: 

– Check for Damp: Look for watermarks, mold, or a musty smell. 

– Check for Cracks or Uneven Floors:  These can be signs of subsidence. 

– Check the Property’s Direction: Which way does it face? Think about how much natural light it gets, especially if there’s a garden or balcony. 

-Ask About Heating: How does the system work? How old is it? Are safety checks up to date? 

– Check the Fuse Box: This gives you an idea of the electrics’ age — ask if safety checks are current. 

– Ask About Interest:  How many people have viewed the property so far? 

– Find Out About the Area: Ask the current owner what they love about the neighborhood and why they’re moving. 

– In Scotland? Ask to see the home report. 

🚶 Outside of Your Viewing: 

– Explore the Area: Visit at different times of day to get a feel for traffic, noise, and community vibe. 

– Chat with Locals:  Neighbors can give you insight into what it’s like to live there. 

🏢 If It’s a Leasehold Property: 

– Check Maintenance: Does the building look well cared for? Ask neighbors if they’re happy with upkeep. 

– Check Restrictions: Are there limits on renovations or changes you can make? 

🏗️ If It’s a New-Build Property: 

– Ask About Incentives: Are there any buying schemes or offers available? 

–  Check Fixtures and Fittings: What’s included in the property’s specification? 

–  Customize:  Can you choose layouts or décor? 

–  Future Developments: Find out what’s planned for nearby land. 

– EPC Rating: Ask about the expected energy efficiency rating. 

📏 Don’t Forget to… 

– Measure Spaces: Make sure your furniture will fit. 

– Plan Room Use: Think about how you’d use each space. 

– Check Storage: Does the property have enough for your needs? 

– Schedule a Second Viewing: Once you’re serious, go back to take measurements for blinds, furniture, and more. 

✅ Before You Book a Viewing: 

–  Leasehold Details: How long is the lease? 

–  Service Charges:  Are there any, and how much are they? 

–  Council Tax Band: What’s the monthly cost? 

–  EPC Rating: How energy-efficient is the home?
